Development & program management
Behind the meter power for AI and data center campuses.
Core BTU develops energy campuses that generate their own power. We acquire land with natural gas access, integrate long-duration storage and on-site generation, and deliver a complete, self-sufficient power solution. From initial feasibility study through commissioning and lease-up, Core BTU manages every phase: engineering the system, structuring the agreements, securing the financing, and overseeing execution until the plant is operational and leased.
Developer, structuring agent and program manager. Not a utility, not an equipment vendor.
Gas reciprocating generation paired with long duration storage, engineered and contracted as one plant.
Rural and agricultural land in Texas and the central U.S., sited on gas supply rather than grid capacity.
The system
One plant. Generation for the base load, storage for the swings.
Islanded campus, single line. Generation carries the base load; storage carries the swings; the campus bus never depends on the grid.
What we do
Six disciplines, run as one program at every campus.
A behind the meter campus fails when any one of these is handled by someone who does not own the others. Core BTU holds all six.
Site development
Raw and agricultural land taken to permitted, powered land: gas supply and fuel contracts, water, fiber, air permits and site control.
Energy system design
Islanded plants sized to AI load, with storage that protects chips and engines from load swings. Chemistry agnostic, domestic first.
Program structuring
One set of agreements used at every site, with separate site entities, so lenders see one program rather than bespoke deals.
Project financing
Feasibility to final investment decision and through construction: completion bonding, bridge liquidity and federal energy credits.
Program management
OEM, EPC and independent engineer coordination, plus asset management, reporting and compliance for every site entity.
Tenant and capital delivery
A powered shell under a triple net lease. The tenant pays one rent per kilowatt and never signs a power contract.
How it works
Power goes in first. The tenant follows.
Most developers wait for a credit tenant, then wait for the utility. We build the power first and bring the tenant into a site that is already live. A power ready site leases at a better rent than a promise.

- 04Build
- 05Deliver
The tenant lease is signed against a plant that is already in service, which is the reverse of the usual order.
- Stage 1
Site
Land with gas on or near it, water, fiber and a permit path.
- Stage 2
Design
Size the paired system to the campus and reserve factory slots.
- Stage 3
Finance
Feasibility package, bonding and bridge to final investment decision.
- Stage 4
Build
Construction, commissioning and certification to placed in service.
- Stage 5
Deliver
Lease the powered shell and manage the site for its term.
